As per the “Real Estate Market Outlook” report issued by Cushman & Wakefield I TR International, Istanbul has achieved the greatest office occupancy rate in the past ten years. According to TUIK, fewer homes were sold in August than there were the previous year.
Ali Emre Bilgiç, a member of Bilgiçler Yapı’s board of directors, noted that they have noticed a notable uptick in the sales of commercial real estate, saying, “A great mobility has started in the sales of offices and commercial units.” We see that there is a favorable balance between supply and demand. But if this demand persists, the equilibrium may be upset and costs might go up.”
Bilgiç declared, “We had noticed that interest in commercial real estate increased as the impact of the pandemic decreased,” indicating that it is a safe refuge for investors. The e-commerce industry, which expanded significantly during this time, contributed to the rise in demand by utilizing commercial buildings for logistics and warehousing.”
On the other hand, Bilgiç highlighted the potential for commercial real estate to appreciate in value, saying, “We observe the demand for commercial real estate other than housing among investors as well as business people in terms of rental income and stable income flow.”
Bilgiç emphasized that there are 300,000 commercial spaces in Istanbul that are just waiting to be transformed, saying, “The search for more sustainable and modern business areas and the need for earthquake-resistant real estate also emerge as the reason for market mobility and give a new impetus to commercial projects.”
