Board Member Bilgiçler Yapı Bilgiç: “Investors tend to gravitate toward commercial real estate”

“Office and commercial unit sales have begun to increase. We see that there is a positive supply-demand balance.

Istanbul (AA) – According to Ali Emre Bilgiç, a board member of Bilgiçler Yapı, there has been a notable surge in the sales of commercial real estate, and there has been a notable start to the sales of offices and commercial units. In the ‘Real Estate Market Outlook’ report issued by Cushman & Wakefield I TR International, Bilgiçler Yapı states that it was reported that Istanbul’s office occupancy rate hit its best level in ten years. According to TUIK, fewer homes were sold in August than there were the previous year. Remarkably, commercial real estate sales have increased, according to Bilgiçler Yapı Board Member Bilgiç, whose opinions were expressed in the statement. “We observe that investors are turning to commercial real estate due to its potential to generate high income,” said Bilgiç. There has been a noticeable increase in office and commercial unit sales. The supply-demand balance is favorable, as we can see. But if this demand keeps up, the equilibrium might get out of balance and costs might go up.

– Commercial demands and investment opportunities combined into one Bilgiç stated that as the pandemic’s effects have lessened, they have seen an upsurge in interest in commercial real estate, indicating that it is a safe haven for investors.

Using commercial premises as warehouses and logistics, the e-commerce sector, which experienced tremendous expansion during this period, also raised demand, according to Bilgiç. When it comes to dependable revenue streams and rental returns, we see that investors and businesspeople are looking for commercial real estate in addition to homes. Istanbul boasts 300,000 commercial spaces that are only awaiting transformation. Commercial projects receive a fresh boost from the market’s movement and the necessity for earthquake-resistant real estate as well as the quest for more contemporary, ecological workplace spaces. Bilgiç stated the AKTİM Bazaar and AKTİM Office projects, which span 22,000 square meters of land in Bayrampaşa and comprise 332 offices and commercial shops altogether, to be “masterpieces.” ‘We announced that we will complete our project three months ago and debut it in September. Prior to the launch, we experienced high demand from our investors who had previously purchased from us, as well as our customers who follow our projects. We have already sold 16% of the commercial units in our project prior to its introduction. Among the businesspeople that are very interested in the project, there are some who will be purchasing commercial real estate for the first time. The fact that commercial real estate is one of the most rewarding investment instruments in terms of recycling duration attracts investors to our projects.

The information provided indicates that the company has established a reputation for itself with the AKTİM1, AKTİM2, and AKTİM3 projects. In the last seven years, the company has signed residential and commercial real estate projects with an investment of 7 billion 100 million TL. After realizing 141 thousand square meters of commercial real estate since 2016, Bilgiçler Yapı has begun building its new projects, AKTİM Office and AKTİM Bazaar.
