Bilgiçler Yapı states that the highest rate of office occupancy in Istanbul in the previous ten years was attained in the “Real Estate Market Outlook” report, which was written by Cushman & Wakefield I TR International. According to TUIK, fewer homes were sold in August than there were the previous year.
Bilgiçler Yapı Board Member Bilgiç, who’s remarks were incorporated in the statement, noted that they saw a considerable growth in commercial real estate sales. They also stated that investors are turning towards commercial real estate due to its potential to earn high revenue. The selling of offices and commercial properties has begun to move rapidly. We see that the supply-demand balance is positive. However, if current demand persists, the balance may deteriorate and prices may rise.”
Investment potential and commercial needs combined
Bilgiç stated that commercial real estate is a safe haven for investors and that they observed an uptick in interest in commercial real estate as the pandemic’s impact diminished.
According to Bilgiç, “The e-commerce industry, which experienced rapid expansion during this time, has also raised demand by utilizing commercial buildings for transportation and warehousing. We see that investors and business people are looking for commercial real estate other than residences in order to secure reliable income streams and rental yields. In Istanbul, there are 300,000 commercial spaces that are ready for change. The need for real estate that is earthquake-resistant and the hunt for more contemporary, sustainable business districts also show up as factors driving market movement and providing fresh momentum to commercial endeavors.”
Bilgiç highlighted the AKTİM Bazaar and AKTİM Office projects, which include 332 offices and commercial businesses on 22 thousand square meters of property in Bayrampaşa, as “masterpieces”.
“We announced that we will complete our project three months ago and debut it in September. Prior to the launch, we experienced high demand from our investors who had previously purchased from us, as well as our customers who follow our projects. We have already sold 16% of the commercial units in our project prior to its introduction. Among the businesspeople that are very interested in the project, there are some who will be purchasing commercial real estate for the first time. The fact that commercial real estate is one of the most rewarding investment instruments in terms of recycling duration attracts investors to our projects.”
The company has invested 7 billion 100 million TL in residential and commercial real estate developments during the previous 7 years, including AKTİM1, AKTİM2, and AKTİM3. Bilgiçler Yapı has completed 141 thousand square meters of commercial real estate since 2016, and is now building new projects AKTİM Bazaar and AKTİM Office.
