Bilgiçler Yapı Board Member Ali Emre Bilgiç reported that they have observed a significant increase in commercial real estate sales and noted a great momentum in the sales of office and commercial units.
According to the statement from Bilgiçler Yapı, in the report titled “Real Estate Market Outlook” prepared by Cushman & Wakefield TR International, it was mentioned that the highest occupancy rate of the last 10 years was reached in office spaces in Istanbul. On the other hand, TUIK (Turkish Statistical Institute) announced a decrease in the number of houses sold in August compared to the previous year.
In the statement where the views of Bilgiçler Yapı Board Member Bilgiç were included, it was stated that they observed a significant increase in commercial real estate sales, stating, “We observe that investors are turning to commercial real estate due to the potential for high income. There has been a significant increase in sales of office and commercial units. We observe that the supply-demand balance is positive. However, if this demand continues, the balance may be disrupted, and prices may increase.”
Investment potential and commercial needs together
Bilgiç, stating that commercial real estate is a safe haven for investors, noted that they observed an increase in interest in commercial real estate as the impact of the pandemic decreased.
Bilgiç said, “During this period, the e-commerce sector, which has seen significant growth, has also increased demand for commercial spaces by using them for storage and logistics. We observe demand for commercial real estate not only among business people but also among investors due to its rental yields and stable income flow. There are 300,000 commercial units in Istanbul waiting to be transformed. The need for earthquake-resistant real estate and the search for more sustainable and modern workspaces are also emerging as reasons for market activity and giving commercial projects a new momentum.”
Bilgiç emphasized that the AKTİM Çarşı and AKTİM Ofis projects, consisting of a total of 332 offices and commercial shops located on a 22,000-square-meter plot of land in Bayrampaşa, are a “masterpiece.” He stated:
“We announced three months ago that we would bring our project to life and launch it in September. Even before the launch, we encountered intense demand from our investors who had previously invested in our projects and our customers who follow our projects. We have already sold 16% of the commercial units in our project before the launch. Among the business people showing intense interest in the project, there are also those who will be purchasing commercial real estate for the first time. The fact that commercial real estate is one of the most profitable investment instruments in terms of return on investment also leads investors to turn to our projects.”
